A 30-year fixed rate of 6.58% is a weekly average for qualified borrowers on conforming purchase applications. An individual quote depends on credit, down payment and loan type; it is not a rate everyone receives.

House-price growth of +2.0% comes from a repeat-sales index limited to homes financed through Fannie Mae and Freddie Mac. It does not capture cash sales, jumbo loans, or local swings.
